6 Tips to Sell Your Home in the Winter Months

If you are considering selling your home this winter, focus on the positives of these cold months. Buyers are looking for a place to call home, and what’s more homey than cozying up in a new home?

Play up the homey side of your house with these 6 tips:

Set the Mood
Create a warm feeling by lighting a fire in your gas fireplace before you leave your home to allow showings. If you have a wood burning fireplace, stack logs inside ready for a fire. If your home doesn’t have a fireplace, consider setting a fireplace recording on your TV from Netflix or a DVD. Make sure to set it to repeat. Fireplaces create an atmosphere buyers will feel cozy in.
Smile, It’s Snowing
Partly melted snow is not very pretty, but fresh, fluffy snow is a beautiful thing. Plan your listing photos around the weather and aim for fresh snowfall and a sunny day to highlight the winter beauty of your home.

Holiday Cheer
It’s easy to be in a rush to get holiday decorations taken down, but if your home is on the market consider leaving a few up. Until the beginning of February it’s reasonable to have decorations on display. Remove personal decorations and leave only more general decorations, think outdoor lights, a minimalist Christmas tree or lights around a stair rail. A few holiday decorations will allow buyers to imagine celebrating the holidays in their new home and will make the home feel warm and bright.

Keep it Comfy
During the winter people are often looking to cozy up at home with a good book or movie. Consider adding a fluffy blanket to the back of your couch or big pillows on your bed so buyers can imagine coming home and cuddling up for the night. Put mugs and a teapot on the coffee table. Light a few battery powered candles out to help bring pull everything together.

Light it Up
If you plan on accepting showings after the sun has set, add timers to your exterior lights so your home will never be dark. Pulling up to a well lit house will give the buyers are more optimistic attitude about your house as a whole. This simple project can help you sell your house much faster!  

Highlight Indoor Spaces
If you have an indoor room such as a large rec room, home gym, sun room or sauna, highlight it. Buyers want to see how the home can be used when it’s too cold to go outside. Discuss the room you have in mind with your real estate agent before your listing goes live and send them a write up about the uses for your bonus room to add to the listing.

These few simple tips will help your home look like a winter oasis to potential buyers. While the winter may get dreary, focus on the positives and give buyers a home to love!
