Denver Area Profile: East of the City

East of Denver lie some popular and up-and-coming suburbs. Development in recent years such as the building of Denver International Airport, the new Children’s Hospital and the entire Anschutz Medical Campus, as well as the completion of E470 have brought a renewed interest to the areas East of the city. Aurora lines most of the east side of Denver, so we don’t have as many cities to profile this month, but within each city are some unique gems. 

Aurora

Population in 2013: 345,803 
Males: 170,429 (49.3%)
Median resident age: 33.3 years
 
Population change since 2000: +25.1% 
Females: 175,374 (50.7%) 
Median Home Cost: $177,000 
Started as the town of Fletcher in the 1880s, the town’s founder, Donald Fletcher, skipped town after the Silver Crash of 1893. In 1907 the town was renamed Aurora after one of the subdivisions. Aurora saw a tremendous population boom in the 1970s and 1980s, even topping the list of fastest growing cities. Now, Aurora is one of Denver’s largest suburbs and has grown steadily in recent years. Aurora boasts a strong military presence with Buckley Air Force Base and Fitzsimmons Army Hospital. New developments and shopping areas such as Southlands Mall have added to the appeal of Aurora. Cherry Creek State Park and the Aurora Reservoir as well as plentiful trails and open space add even more to Aurora’s appeal. Aurora Students primarily attend Aurora Public Schools and Cherry Creek Public Schools.

Being such a large suburb, Aurora offers homes in just about every style and price range. From budget condos to sprawling new builds, home buyers can expect to find a home in their price range. 

Parker

Population in 2013: 48,608 Males: 23,747 (48.9%)
Median resident age: 33.6 years 

Population change since 2000: +106.3% Females: 24,861 (51.1%)
Median Home Cost: $281,091
Founded in 1864, as a Stagecoach way station, Parker gained its namesake when the now famous 20 Mile House was traded for a span of mules and then sold to James Sample Parker. Parker expanded the offerings and grew the town. Now located at the Southeast end of E470, Parker is popular with Coloradans seeking a bit more space from the busyness of urban life. Open space, trails such as the Cherry Creek Trail and a quaint downtown with a hometown feel make Parker attractive to many families.

Parker offers a range of homes and neighborhoods from horse-friendly estates to condos. Buyers can find detached homes in the high $200s to the $500s and condos and townhomes in the high $100s to $300s. 

Brighton

Population in 2013: 17,972 
Males: 17,972 (50.3%)
Median resident age: 32.2 years 

Population change since 2000: +70.9% Females: 17,747 (49.7%)
Median Home Cost: $185,660 

Named after Brighton Beach, New York, Brighton was founded in the 1970s as a stagecoach and railway stop. Now it’s the county seat for Adams County and growing. In 2009, Vestas broke ground on wind turbine manufacturing plants in Brighton bringing many jobs to the area. In 2011, Brighton was named as one of the “100 Best Communities for Young People” by American’s Promise Alliance and ING. Like many Denver suburbs, Brighton offers many shopping centers, parks and trails and unique town events and recreation.

Homes in Brighton can start in the $200s and go up to the high $300s and low $400s. Condos and townhomes are usually in the high $100s or low $200s. The variety of homes in Brighton makes it easy to find something for every buyer.
