Why School Ratings Matter When Buying a Home

When buying a home it’s easy to get caught up in the feel of a neighborhood without considering some of the important factors, such as local school ratings. Across the Denver area we have many amazing neighborhoods that don’t always have amazing schools. Even if you don’t have kids, school ratings are still something you need to consider when buying a home.

Here are 3 reasons why school ratings matter:

Maintain Home Value
Even if you don’t plan on having kids in the next home you buy, the next buyer might. Buying a home in a neighborhood with highly rated schools means a higher home value for you. Schools are something most buyers consider and you need to think long term.

Additionally, great local schools often keep home prices from fluctuating as much as other areas. This means you want to not just look at recent ratings but historical ratings. If the schools in your area have consistently been ranked high, then you’re likely looking at a good investment. Talk to your real estate agent for specific advice about the neighborhood you have your eye on.

Good Education
This one is pretty obvious, but good schools mean a good education for your kids without much work on your end. Sure you’ll still have to help with homework and build the occasional diorama but you won’t have to shuttle your kids across town so they can go to the good school.

Colorado is a school choice state, meaning you can apply to option enrollment in any district for no additional cost. This is a nice feature but remember, if you buy a home in north east Denver with plans to enroll your kids in Cherry Creek, your plans may not work out. Option enrollment is limited and your kids may not get in. Not only that, but you’ll end up driving across town twice a day. Weigh the value of your time and wear and tear on your car with the “affordable” house you are buying.

Positive Neighborhood Impact
While not a hard and fast rule, often good schools mean a good neighborhood. Schools attract young families who are invested in a good education for their kids. A high population of families can often mean well maintained parks and sidewalks.

Of course, no matter the school ratings you have to judge a neighborhood for yourself. The best way to do this is to put your boots on the ground and peruse the area. You can see so much more when you get out of a car and up close and personal.

It’s always important to talk to your real estate agent about neighborhoods you are interested in and what you’re hoping for. They will be able to advise you and help you find the right fit!
